The Operational Edge
We occupy the structural gaps where institutional capital cannot reach efficiently. We target assets too small for institutional thresholds, too complex for passive buyers, and too time-sensitive for committee-led processes. We do not outsource execution. Every asset is developed and stabilized through our in-house construction company, allowing us to capture owner earnings and maintain forensic control over lumpy capital requirements — sitework, infrastructure, and stabilization — that speculative investors routinely ignore.

The Valuation Anchor
We do not chase cycles or manufacture speculative exits. We underwrite from the viewpoint of calamity. Our underwriting is anchored to a conservative liquidation floor — the value of the dirt at current zoning and current use — treating all improvements as optionality. We exploit market inefficiencies created by the inveterate tendency of the market to exaggerate. We hold our assets indefinitely, recycling equity through disciplined refinance rather than sale, and maintaining significant cash residuals during periods of market exuberance.
